ARCHITECTURAL REVIEW COMMITTEE

ARC Submissions & Guidelines

The ARC — composed of your fellow property owners — reviews all exterior improvements to protect the Hill Country character and property values that make Estancia exceptional. The ARC aims to respond within 20 business days, and has approved complete submissions in as little as 24 hours.

Any exterior improvement, new structure, or significant modification to your property requires ARC review before work begins — including new construction, accessory structures, fencing, driveways, major landscaping, solar installations, and exterior color or material changes.

Gate Remotes

Need a code for guests or vendors? Email access control at least 3 business days in advance to ensure it's programmed and tested before your event.

To have your name and number listed at the gate, or to add a permanent code for regular household vendors, email access control with your request.

Phone-In Entry Little-known feature

The entry gate keypad can dial your phone so you can remotely admit guests, vendors, or contractors — without giving out a code. To activate this, provide DAMC with the phone number to program into the keypad controller.

DAMC recommends bank bill pay to avoid third-party processing fees. Note: paying by credit card, eCheck, or debit through the portal incurs a fee payable to the processor — not the HOA.

GOVERNANCE

Board of Directors

The Board of Directors is elected by property owners and governs the Estancia at Thunder Valley Property Owners Association — a Texas nonprofit corporation. The Board oversees community management, approves the annual budget, and sets policy in accordance with the DCCR and Bylaws.

Directors serve two-year terms. All Board meetings are open to members. Contact DAMC to confirm the schedule of upcoming meetings.

Board meetings are open to all property owners. Meeting dates are posted in the resident portal and announced via community email.

All property owners and tenants are legally bound by Estancia's governing documents. For resale packages contact resales@damctx.com — turnaround 3 business days, $175 fee.
